Where to live near UCF: a guide to Orlando’s campus-area neighborhoods

UCF sits in east Orlando, and the areas around it have their own distinct personalities. If you’re deciding where to live near campus, especially if you’re looking ahead to Fall 2026, it helps to know how the neighborhoods differ before you start touring. Here’s the lay of the land.

The University corridor

The stretch along University Boulevard and Alafaya Trail is the closest you can be to campus without living on it. This is where student life concentrates, with quick access to class, food, and the day-to-day essentials. If being able to walk or take a short ride to campus is your top priority, this is the area to focus on.

Research Park

Just southeast of campus, Research Park is home to a cluster of tech and defense employers, which makes it convenient if you’re doing an internship or co-op in the area. It’s close to campus but a little quieter than the main student corridor, which appeals to students who want proximity without being in the thick of it.

Waterford Lakes

A bit further out, Waterford Lakes is built around a large shopping and dining area, so you’ve got everyday errands covered without driving far. It tends to feel more residential and is popular with students who want a calmer base and don’t mind a slightly longer trip to campus.

Avalon Park

Avalon Park is a planned community east of campus with a small-town center feel, parks, and local restaurants. It’s the most settled-feeling option of the bunch and works well for students who want a quieter environment and are comfortable commuting in.

How to choose

In Orlando, your commute and the heat are the two things to plan around. Be realistic about how you’ll get to campus and how far you want that trip to be, especially in summer. Then weigh budget, whether you want to be surrounded by student life or set slightly apart from it, and what’s actually included in your rent. The right area is the one that matches your routine, not just the one closest to a class building.
